Fall home maintenance checklist

Before the first hard freeze: service the heating system, clean the gutters, shut off and drain outdoor faucets and sprinkler lines, store the mower, and test every smoke and CO alarm. Late September through mid-November is the window in most of the U.S.; the earlier you are in a cold climate, the better.

Why fall matters more than any other season

Most expensive house problems start as cheap fall chores that got skipped. A hose left on the spigot can split the pipe inside the wall when it freezes. Clogged gutters overflow and send water toward the foundation. A furnace that has not been looked at all year tends to quit on the first cold night, when every HVAC company is booked.

None of these take long. The hard part is remembering them at the right time, once a year.

Heating

ENERGY STAR recommends checking your filter every month and having the heating system checked in the fall, before you need it. If you have a heat pump, the same check-up applies.

Water, outside

Anything outside that holds water can freeze and crack: hose bibs, sprinkler lines, the backflow preventer, rain barrels, and hoses themselves. Shut the water off from inside, open the outside end so it drains, and leave it open for the winter.

Questions

When should I start fall home maintenance?

Start in late September in cold climates and October in milder ones. The jobs that involve water outside (faucets, sprinklers, hoses) need to be done before the first hard freeze; the rest can wait until November.

What is the most important fall maintenance task?

Shutting off and draining outdoor water lines. A frozen, split pipe is the most expensive fall mistake and the easiest to prevent.

Should I clean gutters before or after the leaves fall?

After most of the leaves are down, so you only do it once. If you have a lot of trees, a second pass in early winter is common.
